Last month we quietly received our FHA approval for The Riverside Grove and we haven’t stopped to look back. Momentum is Strong at The Riverside Grove

Activities at The Riverside Grove have increased at a fast pace as the end of our construction phase is in sight.  Last week, one day after our first building was completed, our first home owner moved in to their condo and they are delighted.  Over the next few weeks we will finish four more buildings, site work and complete the landscaping, but the project is looking great and we invite everyone to come out to see it.

The Riverside Grove is Taking Shape

After months of deconstruction, repairs, and reconstruction, our Riverside Grove project is finally taking shape. The exterior of most of the buildings are just about complete and looking great!! I love the color schemes chosen for this project. Our pool is done and the fencing around the property is almost complete too and looking great as well. The new roofs are almost completed and the roofers are finishing up the metal dormers and awnings. Soon we will start the site improvements.

Although we initially anticipated finishing up the delivering the first units by the end of 2009, after running cameras through our sewer pipes, to see what kind of shape they were in, we decided to cut the concrete and completely replace the 40 year old sewers pipes, which were cracked below each of the buildings. Although this came at a significant expense, we decided that it was a the right thing to do. Our mission from day-one was to deliver problem-free and low-maintenance residences to our buyers, which they could be proud off and enjoy for years to come.

The Riverside Grove project is not your typical Austin condo conversion project. Our developer – Renaissance Properties takes great pride in the fact that the original buildings were stripped down, leaving only it’s framing and foundation and some plumbing and electrical. Everything else was replaced with new and superior materials in order to offer ‘Like New’ townhome styled condos with features and amenities that will exceed most buyer expectations and impressive energy efficiencies.

Construction Underway at The Riverside Grove

City of Austin Creates Master Plan for the East Riverside Corridor

The Riverside Grove will soon become one of the gems in Austin’s up-and-coming area – East Riverside Corridor, where because of its proximity to Austin’s downtown, the City is targeting to spend several hundred million dollars for new infrastructure and revitalization of the East Riverside corridor, including extending the light rail to this area. The City’s investment and revitalization will increase property values in this area, making The Riverside Grove townhomes a great investment.

City of Austin Proposes Plan for The Boardwalk Trail at Lady Bird Lake

The City of Austin is considering a plan that would close the southeastern gap of the Lady Bird Lake hike and bike trail. The Boardwalk Trail at Lady Bird Lake would extend the Lady Bird Lake hike and bike trail more than one mile from the east side of the Austin American-Statesman building to Lakeshore Park.

Currently, pedestrians, runners and bikers are forced to use the Riverside Drive sidewalk over Interstate 35. The city will be holding community-wide meetings during September and October to ensure that Austinites have a voice in designing her vision.
